I don't have to overinflate the worth and tell tall tales to seller, so I can grab the most commission out of peddling his property to unsuspecting , foolish buyers.

Most are just a money grab in my opinion.

So the play was these fellows would hunt down who lost the house get them to sign a deed over to them for say 500.00 then they would sell this deed for say 5 to 10k and sometimes much more there buy extingishing the redemption rights and the bidder could start right away on rehab etc.. its was just a cash for keys grab..

But, to your point, Stuart, I think the ones that are marketing specific outcomes, beyond just you will learn about multifamily investing, are more likely to be the ones that simply cash grabs by the educators, themselves.

Student rental is easy, so ignore what's on market, really I could grab you 4/5 if want those no problem, several of the "old guard" are in process of retiring so that's a simple call.     

And so many other factors, that are currently being considered, can have a huge effect on profitability.Since nobody knows what the future holds, the best plans are to prepare for tough times, don't stretch yourself too thin, and be prepared to grab great deals if they appear.
