Tourism is a pretty major part of the economy, as Missoula is one of the gateway communities to Glacier, as well as a transit point between Yellowstone and Glacier.

Average cap rates in NYC on real numbers are sub 2% (on real numbers), same as the Bay Area and most of the gateway markets across the country.

From my understanding, if you want higher returns you can't look at gateway cities (ie: NYC, CHI, LA, SF).
