They pretty much haven't been in the place for the last 2 months (water was shutoff in December last year), there is still food in the fridge, the microwave is growing its own forest, trash everywhere, food everywhere, the walls/carpet are just... nasty, and I won't even describe the bathrooms...

The guy who is 'buying' it from us bumped her rent 25% & given the rent was below mkt she had no problem paying the increase.The neighbors call her the 'smokin hoarder broad' because the home is full of fridge magnets & she is the ultimate chain smoker.

I print out a piece of paper with the instructions and stick it on the fridge with neodymium magnets I made from the brass of 8 gauge shotgun shell hulls.

Fridges are rarely worth repairing.

Animal control broke the door and the apartment was destroyed, the energy was shut off so the fridge was full of magots.

For RBR - I use electronic door locks on each bathroom, 2-3 people per bathroom, build in a cleaner per month or every 2 weeks to the contract, supply toiletries and basic condiments, ensure your fridge/kitchen space is big enough and make sure you have parking.

I keep house instruction on every fridge of my 24 or so STRs. 

This can be attached as well, in which case it's essentially a duplex but the ADU is smaller, may only have a kitchenette (sink, fridge, microwave), and isn't zoned as a plex.

We post similar rules on the fridge and is in multiple pre-check in communications.  98% of guests are great. 

We also provide some maintenance basics (emergencies listed above, and our phone/website to contact with typical maintenance) in WRITING and put it on their fridge for easy reference.
