Usually prospective tenants that agents bring to showings will be more qualified to rent in my experience.

It's usually quiet even though the overall neighborhood isn't great.

I am mostly thinking about getting my license one to access Off market properties and two to start working as a real state agent to make extra income to invest.

A few other things I'm considering;- I don't need the extra cash flow to live and am just approaching it to remove the high mortgage interest, but also hedge risk that the current stocks might tank in a few years.- Could take all current cash flow and a few thousand a year to pay off the property in 5-10 years.- Hold for a bit and 1031 into something else but am fairly confident there is not much appreciation to come on this property.

Misclassification can lead to tax penalties.Donating to a church is fine, but tax-deductible donations have limits (usually 60% of AGI), so sending all wages wouldn’t fully offset taxes.

$1,500-$1,600 is about the going rate for a 2/2 in most average areas of BR, but I can see where some neighborhoods would get more.Another thing to think about - if the property is sitting vacant right now and you have ready and willing (and qualified) tenants, then the opportunity cost of waiting an extra month or two is $1,550/month.

Open ended contracts, particularly verbal ones, usually end badly.

Especially the fact that good STR are usually in high appreciating area.
