Likewise, the "Refinance" part of the equation doesn't assume you'll refinance 3 months or 6 months after you've finished fixing up the joint.

I've since learned that the DSCR maxes at 10 units but even those are rare so just take that out of any equation.

It seems unlikely that this will continue into perpetuity and let's say a more conservative estimate is 3% annually, which would equate to about $6K annually in appreciation.

Also if he is just taking PITI into the equation, he is missing/withholding info about utility costs, stocking/supply costs, cleaning costs, etc.
