You do not need to reinvent the wheel but you cannot cut any corners and expect a good result.

Initially I wanted to use vinyl snap together flooring since it is pretty durable and I have worked with it before.

You don't have to reinvent the wheel - just align yourself with a great group of folks who are doing what you want to do in that market!

You cannot charge one dime more nor a "pet fee" because service animals are NOT pets.If the applicant wants special features such as a wheel chair ramp, etc they MUST install that at THEIR expense and you can require them to bring the property back to its original configuration at the end of the lease at THEIR expense. 

Replacing old or worn-out flooring with modern, durable options like hardwood, laminate, or high-quality tile can make a big difference.

I would look elsewhere in FL IMHOIn general I tell my clients to always think outside the box for new ideas for amenities etc but no need to reinvent the wheel!

Durable goods like fridges, cars, and houses give us more control over our time and resources.

Avoid putting in cheap items and put in more durable - tile vs carpet, mini blinds vs faux wood, lights instead of ceiling fans.
