laminate is less expensive and is more durable  some  of the go to brands are allure http://www.homedepot.com/p/TrafficMASTER-Allure-6-...but I have used laminate from as low as $1.25 sq ft  

I like the durability of tile until one of them cracks due to a tenant dropping something on it.

I think natural wood is the easiest to maintain myself I would pick something durable, maybe on closeout or a discontinued line.

I know of a lot of investors using vinyl plank flooring in lower end rentals for durability.

Our strategy is to buy and hold, benefit from the positive monthly cash flows, and sell after about 5 years of stress free property management.The issue I am having is selecting finishes that are reasonably affordable (dare I say cheap), durable for renters, and still get top $ on an appraisal when we go to refinance.

In my 20-unit we used wood-look vinyl plank and it looks great, easy to maintain and very durable.

It looks like granite, but is a really durable laminate.
