Also want to add that she had multiple violations such as having a dog with her while her contract states no pets and she was contacting repair facilities and acting as my agent or pretending to be a property owner and interfering with repair process.

Anyway, as for the savings, just look up a good amortization calculator such as Bankrate and plug in extra payments to see what your savings could be and then you can save up to do it or use the HELOC or rub your money on your dog and then put it on the mortgage.
