It's a simple and free tool that everybody uses, and that is at least a backup in case something happens - you lose your hard files, there's a fire, or some file nerd breaks in and steals your documents.

Detroit in particular has been a haven for out of state money and there is a sub culture that has developed of "contractors" advertising to provide this type of service while at best underperforming and at worst completely stealing from you.

Other feedback on here is correct; putting 5% down on a multi and expecting to cashflow within 12-24 month is not exactly realistic many times unless you are buying a steal of a home.
