Run a credit/screening report on yourself.

It may be worth letting them know about the prequalification requirements (credit score over xxx, salary above xx,ooo/year, etc.) in advance to weed people out.

Some credit unions or local banks offer portfolio loans that don’t stick to the 4-unit limit, which could work well here.

Also, the credits are "use them or lose them" - meaning, if you pay $12k a month for a 100,000 skips, then you have to use them all that month.

am working with them now and had the first policy (with Spinnaker) cancelled for nonpayment/late payment so we rewrote another policy (with Millenial) and having the same payment problem again but at least they are communicating that cancellation is coming. they want me to pay by credit card over the phone so the payment wont be late and cancelled again. but when i go to mycoverageinfo.com to check on status it shows its been paid.

You’ve already got some huge wins: savings, good credit—that’s half the battle.

No recourse to my credit or business credit since I'm not listed on the original mortgage.  

Also would like to know of any local credit unions with portfolio lending options.

For example, I mention that every adult must pay a $XX application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.
