Kitchen was a melted ice cream mess. 

Of course it depends on the tenants as far as the amount of headache you get but you can lower rent and advertise like crazy , and pick the cream of the crop.

This was a well-maintained corner-lot home in a good school district within walking distance to an ice cream shop, a brewery and a cafe.

Ice cream is pretty seasonal.

MLS data is the cream of the crop, but you need to be a realtor to subscribe to it, and it costs money.

You may not go through them quickly, so a cream color may be a better investment.  

This new bookkeeper seems to be the cream of the crop and I'm paying $500 per month plus 2k set up fee (After having paid my last bookkeeper 4k to clean up my books) (my point is... am I spending enough that they should have a fix for me or can I not rely on that?) 

Did you miss the crazy people a few months ago who were licking ice cream and putting it back in grocery stores?

Have a tenant meeting to ask how this could be done (serve ice cream or something for good turn out.)
