Some people benefit from paying a lot of money for basic advice (that's otherwise free on the web) but remember that a stopped clock will tell you the correct time twice a day.

We don't have that many properties for admin yet, we aim for properties that make at-least 60K a year in revenue, which has proven to be a slow crawl for our company and are not growing at the pace I would like.

Pretty much all major components were newly installed / fitted and done to a tasteful standard (new metal roof, plumbing, electrical, kitchen, flooring, bathroom, doors, new hvac, decks, vinyl siding etc) and I have visited and walked through 3 times and even been under crawl space to inspect a repair that was previously noted on an inspection to the foundation after termite treatment which looked to be a good job.

Some savvy flipper reconfigured the upstairs to add a bedroom but in the process, closed off most of the attic, leaving only a crawl space that did not even allow access to the entire attic!  

Then it was radio silence even from CCIA.Until a video of him circulated on the web (it is now removed).

On many of our web sites there will also be calculators to help you determine what your tax liability would be.There are a number of folks like us right here on BP who are qualified intermediaries. 

No experience with Fairmount, but after a quick web search, they don't look any different than any other DSCR lender... which means they aren't special.Are you working with a broker? 

Squatter crawls through the attic to hook up to my new tenants' branch line. 

I don't see where any rainwater is coming in, but I am going to crawl in there after the next rain to verify.
