DSCR Loan Question

During the "fix up" process, you would use a different kind of loan that will end up converting to a DSCR loan once you have tenants living in the unit(s).So, I would need to use maybe a construction loan for the renovations and then convert it to a DSCR loan?

I have a rental property in Detroit that I am looking to get certified, and have tried following the process on the Detroit Housing Commission website (https://www.dhcmi.org/landlord-faqs), which says " To list your property with the Detroit Housing Commission (DHC), you can visit DHC’s Assisted Housing Division office located at 2211 Orleans, Detroit, Michigan 48207.

I had found some regulations about VA guidelines and it speaks about recent separations and states that anyone who has recently seperated and doesn't have the needed 2 years job security can still be processed but underwrites will use their best judgement and will have flexibility.
