For anyone local who refers a tenant to me, I'll be offering a referral fee of $100 to them personally or $125 to the charity of their choice.What I wanted to do is talk to the neighbors around the unit, the owner of the local cafes (one of whom is also very involved in the large local Pagan group), maybe the head of the rotary club, and local religious congregation heads about it.

You will be happier once you convert the property from a charity to a business and start making an additional $400/month.

I basically told both partners that I am now taking over and I am running the show as I am not going to run my business as a charity.

This isn't typical unless you're running some sort of Non-profit or charity organization. 

@Josh July I think Operation BBQ was rolling out to there again, another way to donate both time or funds.Summary of their charity - they go to these devastated areas and cook BBQ for those in need, first responders etc.

Government and charities create affordable housing, investors take advantage of it assuming they wish to invest in C/D tenants.
