NACA is VERY slow, they did 2x appraisal and 2x inspection, asked to upgrade a bunch of stuff like random hand rails on 2nd floor stairs etc - marketing helped with digital floorplans, 3d tour > only held 1 open house and didnt receive that many offers.. surprising.

For liability issues I feel like people can injury themselves in a number of ways like take a tumble down the stairs or burn their hand on stovetop so a simple treadmill doesn't seem too dangerous to me?

We are looking at a property that has the typical old interior stairs that are just short of being a ladder (reminds me of Navy ship stairs).

(In addition to seeing a trend of not writing new policy for California in general due to risks)https://www.sfchronicle.com/california/article/major-home-in...I will have some carpet in stairs and bedroom because the house already came with new carpet in stairs and bedrooms, the rest have water proof laminate , LVP would be my first choice.I would want to screen and interview the owner and the pet(s).

Also figure disposal costs (mattresses especially) and I am going to guess your stairs need repainting (maybe dark blue or brown treads this time) that is not normal wear and tear.
