This would apply to your unit.Your biggest concern with setting the rent should be the near future. 1) Your insurance is guaranteed to go up, probably dramatically.  2) You may get an insurance assessment bill to cover the CA Fair Plan losses.

Not one member has ever said an LLC saved them when a standard insurance policy.

I was studying the market and my rent will be just enough to cover the mortgage and HOA fee now I might to pay out of pocket for insurance but don't want to sell it yet because the area is growing and might have good appreciation in the years that follow.

The won't insure you or they will jack up the price considerably. 

With insurance rates going up, best to find areas with the lowest operating cost.

We use Hiscox for our insurance with our business, not sure if it works for property but its worth a try.
