There are risky, but high return options like QQQ which grew 27% over the last year or on the other side / safe end, there are super secure short term US government bonds like SGOV which pays out about 4.5% in dividends. 

Though they seem to have great reviews on their property management side of things.

Hello all, I recently purchased a condo on the east side of Madison from a foreclosure sale auction.

The stabilized properties operate fine without me but the development side of the business requires me 24/7.

Right  now  there is one @auction.com that is going to start bidding in North side of Lake Okeechobee give it a look'  I'm looking at it too I think it would make a great medium income Mobile Home Park for retirees who want to go fishing in Lake Okeechobee. 

So all of the gain and depreciation recapture are initially still tax deferred.However, like Joe said, the down side is later when sold  you lose the 1031 option. the client will pay tax on all gain and depreciation recaptured from before the 1031 also. 

On the REIT side - When these investments go underwater, often the sponsor company will freeze or drastically reduce redemptions.

Not sure about the new build side.

You'll be in the middle of the overall upper east side apartment market. 1 or 2 beds 1 or 2 baths in a nice and safe building.
