The PM company needs that information to complete your annual 1099 and their 1096 to report the gross rental revenues received on your behalf.  

I have seen some offers from Main Street come through, which is one of the biggest hedge fund type buyers.I've seen offers from Offer Pad and Opendoor in the last few weeks as well.

Happy to chat...being a local GC takes out a lot of the risk of the biggest variable for most investors (unpredictable rehab costs) and also allows you to consider more options than the average investor, with your rehab costs being significantly lower.

And how about the loss of tax revenues during that entire time......

My biggest piece of advice would be to find someone who is in the position you would want to be in 10, 15, or 20 years and meet for coffee.

I do think the house hacking method will be the best method for me considering I will not be starting off with the biggest down payment.

My biggest question is this: do you think I should continue to rent for now and prioritize tackling loans?

Maybe the biggest "risk" might be the fact that you cannot occupy the property at all so technically if you run into hard times and need to move into the property thats not intended - but no real more risk. 

A good gauge of performance for a full time rental is roughly 10% of valuation (A $1M home should generate $100K+ in gross revenue.) 

I’m also fairly new to investing and this would be the biggest property that I have the opportunity of purchasing so all suggestions are welcome!
