I'm house hacking with the other units as vacation rentals, what proof does the IRS need for things like beer, wine, toilet paper we would be providing a guest that it was for them and not personal?

STR's can certainly work in Salem, but are location dependent (ie being in the city for the university or state traffic vs out in the country for wine tourism).

Most of them have invested money into making the venue look nice, provide good seating options, good parking, entertainment options, and ideally, a place that serves beer/wine/etc.

We thought it would be easier to divide a home in two on the ground and second floor because adding doors in wooden walls to make an exit would be easier and cheaper then having to make an opening in the foundation.
