After doing quiet a bit of reading, I noticed one site stood out the most, BiggerPockets.

My husband and I both stood back and tried to pick the colors used.  

There are several types of carpenters, framing, finish, cabinets, molding, trusses, furniture, etc.

BP episodes #121, #165 (see Natali Morris's blog), #60, #53, #51 are some helpful podcasts that come to mind that stood out to me.  

Two question marks stood out:1. the roof was sagging down in the middle of both units.

@Jay Orlauski,Cheers, no problem.One big take-away for me was also that the owners of the real estate stood to make a crap ton more than the sub-letters, overall.And also that wholesaling isn't really the best low-barrier-to-entry way to get into REI any more.

And @Gail Kaitschuck I will be adding some supporting 4x4" posts and sistering the existing roof trusses with 2x6"'s, along with getting the roof done (stripped and re-shingled).  

You guys know the deal.Anyway, we initially dug our heels in and stood our ground, stating that we wouldn't break the lease and that if she did, HUD could potentially terminate her  Section 8 voucher.

The seller accepted the offer after trying to negotiate, but myself and my partner stood firm at our offer, citing the lack of permits for the additional living space so it doesn't officially count.Also I figured I could use my due diligence period to get more info from the building department which is what I did. 

I looked at a few companies who shall remain nameless who are promising AI/big data/machine learning/buzzword-of-the-moment but nothing really stood out.
