I give all my new tenants the same speech which includes the fact that loss of heat in the winter on a weekend is an emergency but loss of A/C in the summer is not.With that said, 5 days seems like a long time. 

The small house needs a new kitchen and possibly bathroom, but the bigger house needs a new roof, new trusses, ceiling, walls, bathroom, kitchen and probably a furnace.

I get more joy than I should watching the FAANG stocks fall.There is such an amazing amount of alt left anti free speech fascism coming from big tech that something needs to pop the ego. 

If I were doing that same job I wouldnt stop to call or text you  unless we found something major , like all the plywood needed replacing or  major rot on trusses . 

You gotta get intentional and be convicted in your speech.

There are much straighter and lighter trees that grow faster available for dimensional lumber: firs, spruces, and various other pine species.The rafters are not the biggest issue here -- a sturdy rafter structure is to be expected in a pre-truss structure, where simple solid rafters in line hold up the roof, not a complicated structure of thinner sticks taking up lots of floor space in the attic.You need to look at the attic floor from below carefully.

What I'm trying to say is to be very careful owning only 4 units a gentleman that has been buying apartments for about 25 years and owning about 5,000 units and is a multimillionaire has taught me a few things with his many videos on YouTube and being on with Josh and Brandon a couple times and doing many public speeches and predicting he will make about 150 million this year might qualify him as knowing what he's doing.

My understanding is that you cannot simply throw tile onto a shingle roof without reinforcing the trusses or roof framing for the added weight.
