I put in $12k in repairs but feel like that might be a bit low considering the listing says it needs "some repairs" which (at this stage in my education) seems to be a big indicator that it's more than just light touch ups.

So, after replacing some carpet, painting the whole place, and some other minor improvents, here's where I'm at.Expenses $9600 (including everything but mortgage)Income $17300Expenses=55% of gross rentsDuplex 2I've owned for 8 years, and it was 3 years old at the time of purchase and needed nothing but a little touch up painting at the time.Expenses $31200 (including everything but mortgage)Income $104200Expenses=30% of gross rentsTotal expenses between the two = 34% I do expect this number to go up a as the property that is now 11 years old starts to need more repairs.
Jason Schmidt can someone please explain this 50% rule to me?

It took me less than a day to clean up the catsup; sweep, vacuum, shampoo, and mop the floors; skim coat their etching in the wall and touch up the paint; replace two broken outlet covers; etc.

Most of the homes I've bought in Texas had been built less then 5 years from my purchase date and are often like new after some very minor touch-ups (clean carpet, repair fence post, install new showerhead, etc).3) The mortgage market has a variety of products out there today.

The tenant left the place clean but it wasn't clean enough and i needed to hire someone to do the final touch ups like windows and bathrooms, and kitchen.

They are easy to touch up, but it is not completely maintenance free.
