Because if they WERE good leads,  and ready NOW, they would take it upon themselves to find a solution to their issue, like you finding an icecream store and buying that icecream.If you need to chase someone or pay to to reach someone, they are often times bad leads .

Every website I go to to buy them has maybe 1 review for the washer or dryer.

if hvac is really, really old, you could try shopping a "home warranty" that doesn't have hvac caps and exclusions and just get it for "systems." i know AHS used to offer those a while back, but even they started capping to to 3k or something silly.

You can add an addendum to the sale and purchase agreement which gives you the right to to list and market the property.

I personally decided not go with it because, to get the full value/benefits of using the app, you have to proceed to actually have mailings sent to to these properties or calling them and this is where you can lose your shirt.
