I have made myself crazy trying to figure this puzzle out which is exactly why I am turning to this forum for advice. 

I was puzzled, so I replied back "OK, if I'm not good enough to lend money to, then I'm not good enough to deposit my money here either".

It always puzzled me too until I did a bunch of research into it.

If the mortgage foreclosure Just happened, there may be a redemption period (which you could be in a position to have the title company negotiate for you); since the bank sold to a developer, the title company would need to contact them.Another piece of the puzzle is the deed; who signed the deed to you, when, and what kind of deed?

So my wife and I are trying to figure out how to solve our residential housing puzzle...We're currently in a $550K house with approx $200K in equity...House is too big and we'd like to downsize to about a $350K home...problem we've run into is that I lost my job at the end of last year (and am now focussing on our fledgling RE business) along with a 6 figure income - we also own two SFR rentals.

Looking to start investing ASAP, just need this last puzzle piece in place.

At this point, I am still trying to figure out all the pieces to the puzzle.

Obviously the big pieces of the puzzle are already in place, so it seems a bit excessive to me to pay a typical commission.Thanks in advance for the input!

What puzzles me is why you even want to do  syndications.
