You are abusing the agent if you are sending property to the agent to analyze.

You are looking to see if they are maintaining the home like a normal person or if they are abusing or neglecting the rental.

I have many times seen title company balk though and worry about elder abuse etc. and they will want the seller to come in in person and sometimes they will want letter from Sellers attorney saying they agree with the transaction as written etc. 

But he is abusive and a criminal.

It turns out the boyfriend has been charge with abusive behavior and has been issued a restraining order by the courts that essentially evicted from the home.Due to the fact they both did not strong credit, I had initially taken 2 months rent from them as security deposit, with the understanding that 1 month would be returned at end of 1st year lease if they decided to renew. 

All crap shoots in terms of landlord abuse.

I doubt their sexual orientation made any difference on how they kept house. 

And then they will come after you heavy handed, with full force and charges of defrauding and abusing the vulnerable home owners.

Of course, not knowing who is living there may have other risks, such as, are there any convicted sexual or violent offenders living in the home.
