Also being awakened by them has been spectacular - nothing beats being jarred awake at 6:15am by a toddlers screaming at the top of their lungs horse playing in the front yard.

If you are doing simple math, Rent - PITI = Positive Cashflow w/o accounting for any aforementioned expenses, you are in for a rude awakening later on. $5K of rehab is not going to give you a whole lot of rehab.

Ive been reading BP religiously for about a year, along with a Brandon Turner book and currently reading the Trench book. 

There might be a nonprofit or religious organization that provides rental assistance. 

It is a rude awakening but one that will make you smarter.
