Here's exactly what I'd do in your shoes: 1) Build a solid team -- Agent, PM, Contractor, Handyman, Lender (all local pros)2) Invest in a Turnkey Duplex or SFR just to get your foot in the door and learn the area3) Then, with money left over Invest in a BRRRR and recycle that money indefinitely as assets appreciate / force appreciate4) Acquire a large fleet of Indianapolis rentals as the city continues to expand. 

Also the water is actually water we are sumping out of the foundation and need to divert back to the stream and looking at creating tiered gardens so the water naturally irrigated and goes back to the stream.

@Zachary DealIn the Tahoe Reno, NV market we are seeing more interest in MTR because of the influx of tech and manufacturing jobs with Tesla building the Semi-truck factory, Panasonic building batteries, and Redwood Battery recycling the batteries.

Do whatever it takes to use OPM to snag cash flowing RE and keep recycling equity to buy more and more properties.
