Our crazy tenant must be housing  refugee kids running around while having nightly concerts in our condo.....Condo Assn, want's our asses speared.landlord downstairs wants us crucified.downstairs tenants are extremely unhappy.Now, we've already given the tenants the last 60 day NTV.....BUT we're getting WORSE noise complaints and pretty much death threats from all of the above....What's my options now??

Maybe I'm stricter tougher than most agents about this, but here's roughly my breakdown of the scale between newbie waste of time wholesaler and seasoned cash buyer with no contingencies:People who are definitely worth my time (starting with the most important):1) Cash buyers who have previously closed escrow with cash and do not have contingency periods (these folks rarely have just one agent they work with).2) Cash buyers who have shown proof of funds with a bank statement with their name on it in the amount to close.3) Financed buyers with significant down payments at large purchase prices.People who may or may not be worth my time:1) Financed buyers with shaky down payments (also referred to as "FHA buyers" or "newlyweds")2) Short sale refugees (the "my short sale was two years ago and my lender says its cool" crowd)3) People that want me to drive them to 50 different houses and spend 20 minutes in each one, regardless of price or interest.

So good, clean, solid, decently priced rentals are a must.Problem is; every other refugeeing Californian has sold their high priced home back in So Cal and come out and purchased all the cheap homes, flipping them.
