They use lockboxes and no live agent tours.

Get the lingo down, see what others are doing, see how the communication is, listen to 100 pitches for LPs, get on the deal flow lists, get on some property tours. listen to the podcasts for 2-3 months. 

I also think SJREIA has one as well. 3) Find an investor (maybe at a REIA) and ask him/her to walk through their existing rehab/flip and inquire about prices while you're touring.

Draft a list of FAQs and next steps in the application process... have the person showing the apt hand them out.Lastly, video tours can be helpful, was yours professionally done?

They will "tour" the properties with you.. even though all of their expenses paid by the sponsor. 

I am thinking about putting together a tour of 2-3 ADUS in Pasadena CA that are under construction or recently built to get a better sense of the ADU building process.
