Luc:While nothing like the craziness in the BC's Lower Delta or southern Ontario's horseshoe, Halifax {proper} has enjoyed a pretty healthy  run of appreciation over the past number of  years ... to the point where we no longer seriously monitor the market as it is over priced from our perspective.

There was a guy on BP back a few years ago doing this model in San Antonio  he was buying 10k as is Junker's then selling them to Hispanic non English speakers for 70k on contract and he wanted CA investor to pay 50k for these notes and he made the delta..

In my day when I did this we called those hypothecations.. and our bank would routinely loan 50% of our UPB.. and the hypothecation was done through the collateral assignment to the bank.and then when we moved into HML we have nice size credit lines for this we made a new origination and the bank took the collateral assignment as to 56% of ARV or appraisal.. that's how most of us HML did it pre 08.it was great we borrowed from the bank at 6 or so and lent out at 15 to 20 and made the delta..you get big enough lines and its pretty cool business.

those funds for short term high yield lending could be appropriate.. in reality that's how most HML companies work they have some sort of LOC  at a rate in the 5 to 6% rate and they loan at 10 to 15% apr and make the delta..now with 450k that won't exactly changed your lifestyle but it could bring you in an additional 30 to 40k a year with mitigated risk and no risk to tenants..
