In my area, once the initial lease period is over (and yours is), I can charge rent over the S8 standard, and the tenant can pay the difference.

Charge rent for any period that they have not vacated. 

We have received bookings due to the chargers.

I put EV chargers in all my new construction but there is no way an EV charger alone will raise the value of the home significantly since one can be done for 200 to 500.00..

I went solar about 5 years ago, simple battery trickle charger to 12v lawn mower batteries, no maintenance yet. :)

We had our house burn  down   a total loss  due to a remote control  traxxas  battery charger within 30 minutes whole  house suffered  smoke and water damage happened  about  a year and a half  ago thank God no one was home and it happened in the day time.  

Hey, if the State or OR wants to mandate therapy dolphins then I will get into the saltwater pool business and charge rent accordingly.

You can also add late fees or other chargers to their account and it will show them as being due.

I've seen websites in Minnesota that say you cannot charge rents against the damage deposit.
