Im on a mon to mon now i have a friend that has been staying here and now im told my rent will increase, the electrical is always blowing a fuse so im w/o power for most of the day throughout the home untill the niece who lives in the main home gets home or feels like resetting the electrical box, i got a window unit cooler after my home registered 95deg inside im being told this plc isent equip for it the main home has 1 running as well.

I pay for and do small repairs, such as a leaky faucet or busted evaporative cooler pump, myself because I know the value of what I am getting and don't want my rent raised. 

I had a similar situation with a tenant trying to take a water cooler ( Big one on outside of house) Said she paid $500.00 for it.

Worth, at a million I wouldn't even look at less than a 10% drop, 10K won't even cover the fridge and wine cooler. 

Also there are ducts where a swamp cooler was should i just go with that for cooling.

I do agree there is a possibility when cooler heads prevail that you can try to get both a discount and keep the review up and you both agree on those terms. 

I thought about just blocking the vents on the second floor, but it can mess up the air handler if I reduce the CFM its meant for? 

The formerly lazy downtown is getting a huge influx of development, from cooler restaurants to higher end apartments and condos abd a few big attractions.

The segment that I'm following the closest is Northern Arizona, where the weather is cooler.

Insulation might keep the house cooler- radiant barrier material is cheap and can be rolled in between the joists and roof deck without much labor.
