If they are bluffing, then you can go and initiate the eviction process and that will bring about its own hearing.This WILL be a frustrating process no matter how you cut it, so juice this orange for all you can squeeze out of it by learning everything possible along the way.

@Jennifer Donley said about just bluffing and getting the paperwork filed, and I really like how she said to pass on the Attorney Fee to the tenant.

However, I'd very much like not to have to do that because I don't want to "lose the battle" and I'm not 100% sure that this other offer even exists...he is potentially just bluffing me.

BLUF: What do I do about noisy tenants?

BLUF: seller is trying to cancel our contract to buy and threatening litigation.

It's very possible I'm using emotion here, cause my numbers tell me it's a good deal, but I can't let go of the nagging feeling the bank is "bluffing".
