I have a PA for $13,800...but the hard money lender wants to see 65% LTV....i never thought it would appraise at $15k...i was assuming 30-60k...its assesed at 60k

I went through a similar situation  recently and the best thing I did was to hire a PA.

I met with him and his mom and we signed a PA so it is submitted already to the title company.

I have a PA home I'm currently using as my personal residence, traditional bank financing, >20% equity, that I've been in for almost 2 years. 

In case anyone runs into this in the future, the Land Lease will convey for a property bought in PA if you meet the right criteria.  1) You must be a PA resident.  2) You must have a primary residence in PA other than the Land Lease.
