@Adrian Wooten delayed financing is as described in section 2 of this article:If you buy a property with cash (or with a HELOC) you can receive a cash out loan on Day 1.There is not a 6 month waiting period with receiving a cash out loan if you purchased a home with cash or with a HELOCBUT you will be limited to the amount of….Your purchase price + closing costs (costs when you purchased the home)OR75% of the “After Repair Value”…etc, etc.That is describing what delayed financing is.What you are describing is actually listing the repair costs on the HUD as a line item that has been paid.

James Harper,You absolutely CANNOT do as was mentioned with the credit card as your name is on the card so you are the guarantor on a line a of credit which is prohibited.You should not be doing much more work than fixing a light switch or changing a filter.

For you to have the most detail and proper reporting, you would want to split that transaction up and have a line for Gross Rent, PM Fee, and Categorize the Misc.
