The trick is to spade out the flower bed, throw in some black Mulch, buy some flowers I'd leave them in the plastic pots, because they're going to die anyway.When they start to droop, pull the plastic pots out and put new ones in- still of the Plastic pots.

And I ran all the numbers I could, I just dont know the blue prints so I can only get close....Using the schematics I can suppose do the cost of lumber figuring in one 2x4 each 16 inches....I have the dimensions of all the rooms and the house.

There is water pooling up under the mulch next to the window well on the side of the house, and I can see water seeping into the window well.

lower the size of your unit and therefore your build cost per unit, your sale price will go down but focus on density and get familiar with zoning and what your city will approve. my best suggestion is to do it in downtown districts where there is unlimited height and unlimited floor area and you can build every square inch of the property and reduce parking because of proximity to transit. property values are higher, rents are higher in downtown markets, there are just too many economies of scale compared to suburban deals.
