I see Tuscon but am clueless about whether you get any cold weather or not.

You have to forecast out your time horizon and see if the risk is worth the potential reward down the road.Big corps typically do not want to be next to church's ( traffic and political issues).

Once you have that 50-75k nest egg, then I can see holding deals like this in your portfolio because you will be able to weather the storms which will allow you as well as the seller to sleep a little easier. 

Plus everyone will be happier now that the weather is breaking.

I am hoping that after the Snow clears and the weather gets better that a lot of properties will start hitting the market.

Mainly because I admire the warm weather and lack of "winter" compared to the midwest.  

Not so much the returns currently but the need for multi housing, that forecast is looking strong 3 years out.
