I can tell you from the viewpoint of having thousands of medical debt myself.

I think my approach will be to add a list of items to look at like asbestos, lead paint, and pipes with a different view point.

When you perform a deal from a viewpoint of honesty and fairness, not only will everyone be rewarded, your conscious will be at ease.

Another view point: if market softened and you needed to reduce your rents by 25% (or your expenses could increase by 25% before you would be in the negative).

@Justin Smith I think the above responses are good and I want to give you an view point from a lender. 

I'm open to hearing opposing viewpoints but I'm of the opinion that at least 2 major things are desirable to have in order to increase your success odds when investing out of state: 1) detailed understanding of that metro area so you don't get swindled, 2) team on the ground.

There is one core factor I am trying to figure out as I found a dispute in view points in these books.

So far in my brief real estate experience I've encountered very polarizing viewpoints on lead paint.
