When in the redemption stages of notifying the investor who purchased land for taxes on land that has a structure. 

Its hard to rush or speed up the process during the rough in stage.

If there isn’t a system in place, I will work to fill in those gaps to systemize and continuously improve that system, until it it is 100% efficient.Currently, I am in my researching and educational stage.

I agree that pretty much anything above $500k is guaranteed to cause some financial pain (at least in the early stages).  

I’ve found my first property, am in negotiating stage right now.

I'd be up for a decent rate hard money loan on the first stage of a brrrr, but will need to be able to qualify for traditional financing for the long haul, flipping doesn't really interest me with all else I have going on.
