As you scale up and lose the ability get traditional financing due to high DTI, DSCR is the easiest transition to the next step. 

For my MTRs I have traditional landlord insurance because my policy defines rentals over 1 month as long term rentals.

If so, you have options that don't require income and employment history like traditional financing does.

@Jena Vail the ideal locations are usually the same places traditional homebuilders are looking. 

I would add though that you do not have to invest in a traditional vacation market to make money.
