Typically the personalities that thrive in each are very different. 

Then the city will need very strong organic and real business and income creation to thrive further.

Combine that with the above factors and you can see how wholesaling thrives down there.  

In fact, you can even thrive as a part-time agent.

A couple things....Florida has no state income taxesFlorida is and has always been a tourist destination (several hot spots that I am sure you are aware of)- this creates a need for jobs and small businesses that can thrive in that environmentThe weatherThe median price of a home in FL is around $250,000I will stop the list there but property taxes are low in most areas as well.

It's thriving and the recent rate increases due to LLPA fee's on Fannie Loans and huge jumps in real estate value are a pretty big indicator of real estate investing being very hot and growing. 

It should be a major metropolitan thriving city. 

Where are all the markets that are thriving with deals during this crazy time in the world?

However, I can't help but feel that if I were able to get my way into a midsized apartment building, I'd thrive.
