airlines don't keep them.. and of course my credit card proved it but that was not enough.. even though I matched the credit card to hotel stays in the cities i do business and then matched that up to huds and all sorts of business contacts.. power points of presentations i made at reias around the country etc etc.. and other stuff like soft staging my wife buys for her listings..

@Mike JeskiI think you are on the right track.You clearly understand the importance of having a network especially when investing in out of area.My suggestion would be to identify your top two or three markets.Plan to spend two or three days visiting each market - meet with brokers, property managers, contractors, talk to the “locals” you meet at bars restaurants hotel parks out and about town.

I was looking into the Residential Landlord and Tenant ordinance but it was unclear to me if my situation applies to it since it states "The ordinance covers most rental properties located in Chicago except units in owner-occupied buildings with six units or less; most units in hotels, motels and rooming houses, dormitories, shelters, employees' quarters, and non-residential rental properties, and owner-occupied co-ops".

Although unrelated, if you do purchase, make sure you have Loss of use covered on your insurance policy , so if you ever have an insurance claim for something that requires the tenants to leave, you'll be covered from loss of rents and can cover the hotel expense.

The goal for 2021 is a laundromat for Going Coastal, and personally, it’s looking like a 1031 into either a small hotel (couple offers shot down so far), or if the right situation came along, a value-add self-storage facility just for the purposes of diversifying away from the beach.
