It seems like you are trying to sell @Allan Leal 10 cap properties because you think a 10 cap represents some measure of profitability when in fact that number does not.  

Go out and look at them-take measurements of the outside and a bunch of better pics-then go out and do a better job of advertising than the owner and at a profit!!  

I know a lot goes into selection of neighborhood, floor plans, schools, etc. but on a more macro scale what measure can be used.

Measure between the outside edges of window casing and find shutters that are half that dimension.
