There are at least 35 wood single pane windows which all appear to be in average condition, however there is evidence of caulking - How long do you typically budget a window to last before repairing?

Thinking through different exit strategies which include 1031s (traditional,) outright sales, switches into over vehicles (ie. funds such as Realty Mogul, QOFs, MAS that work w/1031s) etc.One scenario, overly simplistic in my mind and thinking something obvious might be getting overlooked, is pane low income.Lets say my wife and I save up funds and suddenly retire at the same time, where we would have zero w2 income and other income sources (ie. rental income) would be below the 2022 married filing jointly limit of $83 350 - would this then mean we could sell an investment property we had for over a year and incur 0 capital gains?

Hey @Javon Wilson - all things considered equal, if you have the opportunity to buy more units without it straining your cash reserves too much - do that.

That property had many traveling nurses, and when they weren't working they were sleeping or out exploring the city, so it didn't put a ton of strain on having cluttered common areas, etc by having separate tenants in each bedroom.

I would go with their mid-range window or their triple pane window, if you want their best for not that much more.Not sure if they have a minimum window order quantity these days as I used them about 4-5 years ago for a rental property where I replaced all the windows after purchase.

Those properties will not be contributing to the tax rolls, and will probably have to be razed (at taxpayer expense) to avoid vandalism or liability concerns.Meanwhile, the largest segment of people moving IN to NYS are non-tax payers that continue to put a strain on the state's resources.
