Are there specific pros and cons I should consider when it comes to refinancing, forming an LLC, or even continuing with the rental given the negative cash flow?

This may seem like a naive/juvenile question to someone of experience, and I'm new so here it goes.What positive/negative sides are there to having a lender who isn't local to the area I'm looking to purchase?

If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.

Is it just based off knowledge from experience/visiting with boots on the ground/from speaking with other investors/realtors?

I would speak with your mortgage company before deciding to move the property to an LLC as some mortgages have clauses that can cause issues. 

I cannot speak with all of the fire marshals in the state but some of them will work with you.
