Hello, I'm looking to purchase small to medium sized self storage facilities in the Denver area, and would love to meet up with anyone in the area who has either already done this or who is seriously interested in doing the same thing.

I wanted it for a rental and knew that the size of this huge thing would be difficult for a tenant to rent and heat through the winter.  

we were only 10 days over schedule (we allocated just under 2 months) which is remarkable considering the various issues we encountered and the size of this rehab (we removed 4 walls (including a load baring), added 1 wall, added new bathroom, redid kitchen and existing bathroom layout, (new locations on shower, toilet, and vanity) removed a door, added 2 windows, new flooring throughout, and added an eyebrow porch.  

Since my garage is built on the property line, I am not changing anything about the size so I don't have to set it back 4 feet from the other property.  

What size of multi family properties have you consulted on.RegardsWayne

Often times they're completely closed to retail investors unless someone is okay with $2M check sizes per a deal.Are there any broker-dealer groups that you like and have you gone this path before as a LP?

Our concerns is that because the mortgage sits at $2.8k  for new construction and average rent in both cities for those sized properties are below mortgage that we will be coming out of pocket.

Moving forward we are exploring possibly combing households due to the large size of the property and the difficulty of upkeep but there are several questions/ issues that need to be addressed so it does not put either of us in a compromised position.When her husband died a friend paid off her mortgage due to it going into foreclosure ( 210k total).

I used to aim for 5 jobs going at the same time....but I had a good sized crew and multiple Subs to throw at every job so there was something going on at every project most days.
