In general, I price myself 10-15% high outside of my avg lead time, and discount fairly aggressively inside the lead time.This strategy attempts to capture both the planners who will pay a small premium to secure a good data ahead of time, and the last minute deal seekers.In general, it seems many people don’t vary between weekend and weekday pricing enough IMHO.2 ideas I’ve toyed with… in 2+ years I’ve never not booked a weekend.

If you are paying interest only, you are not paying down the mortgage. on the $700k you would be, but equity depends on whether its a land contract or traditional note  - depends on structure.3. good template google fannie mae security instruments.Also, my question is if you have not money for a down payment, how can you afford a $700k p&i payment along with $300k I/O payment?

I've even had the chance to secure cash-out refinances between 6.00-6.50% lately - keep an eye on the 5-year treasury, as 720+ credit and $100k+ properties will be eligible for rates that are about 2.5% over that daily treasury rate.
