Otherwise this becomes a crap sandwich for you.Rather than an option, it would be my preference to buy property now, sub-2, get authorization of release of info so you can communicate with lender/servicer, and give seller a pre-determine time to remain in possession while you work your checklist of items to complete, starting with yard and exterior house renovation.

Therefore, I would suggest finding a few local reia's and asking current investors in your area.However, being similar to my area and also being fairly familiar with the Milwaukee area I would explore rentals, wholesaling, rent-to-own, and options (sandwich options, etc...).

I have a sandwich lease on one property but am struggling to find additional landlords who are willing to allow sub-leasing as a short term rental (no way I would try to hide it from them).
