Stick to solid B/B+ areas where nurses, teachers, and skilled laborers live, places folks like to set down roots and build a family.

In my most recent one it had a few leaking walls from clogged drain tile and it had tree roots under the slab which was causing the water table to rise and come through the floor.

A huge expense of old houses is when the drain line that goes to the street gets blocked by tree roots or collapses--they were often made of clay in the early days.

I'm single with no roots and I work remotely so the idea is to house hack the first year so get the 3% down and use the remainder of my savings to pick up other properties after building out a team. 

Do what you can to prevent mold from taking root and becoming a hazard.

One tenant will have to leave to resolve the dispute, preferably the one that is the root cause..

The root question being, WE weren't actually owed unpaid rent but the tenant DID owe unpaid rent.
