To be more specific about what i'm looking to do: My 1-2 year goal is to employ the BRRRR strategy with SFHs and Condos by buying distressed / highly undervalued properties that need work (preferably all-cash) in low crime areas with strong rental demand, renovate them within budget (again preferably all-cash) and get them rent ready before refinancing them at the highest ARV possible.

We attempted this in one location and were rejected as solar was a secondary use and they would not allow it to be a primary use because of NIMBY even though it has no impact on the area

Yeah the plan is for her to do everything for the rentals, collecting rent, posting houeses for rent in Zillow, evicting tenants, tenant application, etc but I don't know if these would be enough for her to have spent 750 hours a year...

Log beds, solid wood pieces (antique or vintage), antique persian rugs, and decorative items/art that come from the local area.Obviously if you are renting a beach condo, this method doesn't work.
